Autumn: preparing for the cold

Autumn is the season of preparing for winter. The priorities concern the roof and water collection, before heavy rain, and the start of the heating season. The typical activities are:

  • Checking the roof and waterproof membranes before the rains
  • Servicing and checking the boiler before switch-on
  • Verifying thermostatic valves and heat meters
  • Checking external lighting, needed more as the days shorten

Winter: protect and watch

In winter attention focuses on frost protection and the correct running of the heating. Switching on the central system follows the periods and hours per climate zone set by the rules on thermal systems. Exposed pipe sections should be insulated, utility rooms kept closed and any snow and ice damage monitored. It is also the time to check that drains work during precipitation and that the thermal system operates efficiently.

Days of intense cold require watchfulness: a timely check of the common parts makes it possible to act before a problem turns into extensive damage.

Spring: take stock and repair

With spring comes the reckoning of the damage left by winter. A systematic inspection identifies plaster detachment caused by freeze-thaw cycles, roof infiltration, residual blockages in downpipes and balcony decay. It is the season to reactivate irrigation, reopen external taps closed against frost and calmly plan extraordinary works before summer.

Spring is also the best time to book air conditioning maintenance, before peak demand, and to start works requiring a resolution of the meeting, so as to carry them out in the favourable season.

Summer: cooling and greenery

In summer the priorities are comfort and safety during the heat. Common air conditioning systems should be checked and filters cleaned; where evaporative towers or humidifiers exist, maintenance also serves a health function for the legionella risk. Green areas require regular care, from irrigation to mowing, and the making safe of trees. Summer, with many owners on holiday, is often the ideal season for the noisiest or most invasive extraordinary works.

Water tanks also deserve attention: high temperatures increase the risk of bacterial growth, and periodic cleaning should be scheduled accordingly.

Activities that apply all year round

Some checks have no season but must be kept constant: the mandatory periodic checks of the lift and of systems subject to legal deadlines, updating the condominium register provided for by Article 1130, number 6, of the Italian Civil Code, reviewing insurance cover and checking fire-fighting systems.
