Practical guide
INPS and INAIL contributions for condominium employees
When the condominium hires an employee, it becomes subject to contribution and insurance obligations like any employer. It must open a contribution position with INPS to fund the worker's pension and welfare benefits, and an insurance position with INAIL for cover against workplace injuries and occupational diseases. Payments follow precise deadlines, usually via the F24 form, and failure to meet them generates penalties, interest and liability. This guide explains the contribution obligations of the employer condominium, from the first day of the relationship to routine management, and points out the checks to oversee to stay compliant.
Opening the positions before hiring
Before the relationship starts, the condominium must have an active INPS contribution position and an active INAIL insurance position. INPS manages the pension contributions; INAIL covers the worker against workplace injuries and occupational diseases, with a premium set according to the risk of the job.
Together with opening the positions, the mandatory hiring notice must be sent to the employment centre, by the day before work begins. These steps precede the first working day and are the basis for all subsequent obligations.

INPS contributions: shares and payments
Pension contributions are calculated on gross pay. Part is borne by the worker and withheld on the payslip, the other by the condominium as employer. Together they fund the pension position and the welfare benefits managed by INPS.
The condominium pays the contributions with the F24 form at the periodic deadlines. Meeting the deadlines is essential: omission or delay brings civil penalties and interest and undermines the employee's pension rights. The calculation is usually entrusted to a labour consultant or a payroll service.
INAIL insurance against injuries
INAIL insures the worker against workplace injuries and occupational diseases. The premium is borne entirely by the employer and depends on the nature of the duties: surveillance, cleaning and minor maintenance have different risk profiles.
In the event of an injury the employer must meet the reporting obligations within the legal deadlines. Insurance cover and compliance with the safety rules of Legislative Decree 81/2008 are closely linked: a safe workplace reduces injuries and the related costs.
Compliance certificate, deadlines and liability
The single contribution compliance certificate (DURC) attests that the condominium is up to date with its INPS and INAIL payments. Keeping compliance matters, not least because when the condominium entrusts works or services to external firms, mutual checks of compliance come into play.
Responsibility for the obligations remains with the condominium, represented by the manager. Relying on a professional does not transfer the formal responsibility: the manager must still oversee that deadlines and payments are met and keep the receipts.
Recording contributions and premiums in the accounts
INPS contributions and the INAIL premium are components of the full staff cost, along with pay, the extra month's salary and severance pay. They must be recorded as condominium costs and shared among the owners, normally according to the millesimi under Article 1123 of the Italian Civil Code.
With AmministraPro you record payments and premiums as staff costs, link them to the millesimi allocation and keep F24 forms and social security documents in one archive, so deadlines do not slip. The features are described on the /funzioni page and the plans with their costs on the /prezzi page.
Frequently asked questions
Must the condominium register with INPS and INAIL to hire?
Yes. Before the relationship starts the condominium must have an active INPS contribution position and an active INAIL insurance position, as well as the hiring notice to the employment centre. These are mandatory employer obligations and precede the employee's first working day.
Who pays the INAIL premium?
The INAIL insurance premium is borne entirely by the employer, that is the condominium. The amount depends on the risk of the job: surveillance, cleaning and minor maintenance have different profiles. The cover protects the worker in the event of a workplace injury or occupational disease.
How are the pension contributions paid?
They are paid with the F24 form at the periodic deadlines set. One share is withheld from the worker on the payslip, the other is borne by the condominium. Late or missed payment brings civil penalties and interest and undermines the employee's pension rights.
What is the DURC and why does it matter?
The single contribution compliance certificate attests that the condominium is up to date with its INPS and INAIL payments. Compliance also matters in dealings with external firms to which the condominium entrusts works or services, where duties to verify compliance apply.
Can the manager delegate the contribution obligations?
The manager can entrust the calculations and paperwork to a labour consultant or a payroll service, but formal responsibility remains with the condominium, represented by the manager. The manager must still oversee that deadlines are met and keep the payment receipts.
