Which condominium activities fall under fire prevention

Presidential Decree 151 of 2011 identifies the activities subject to control and divides them into categories based on risk; among those that occur in condominiums are garages above a certain surface area and heating plants above a certain output.
When an activity is subject to control, the condominium must start the required procedures, which may involve the certified notice of commencement of a fire safety activity and subsequent periodic renewals, in addition to the maintenance of equipment. For a condominium without such activities, obligations instead concentrate on the ordinary maintenance of common equipment, such as extinguishers and emergency lighting.
Extinguishers: the periodic check under UNI 9994-1
Portable extinguishers are the most common fire safety equipment in common areas. Their efficiency must be maintained through periodic checks entrusted to qualified personnel: the technical standard UNI 9994-1 governs the stages of surveillance, periodic check, overhaul and testing, with different intervals depending on the stage and the type of extinguisher.
In particular, the periodic check is required at six-month intervals, while overhaul and testing have longer intervals defined by the standard according to the type of extinguisher. Each intervention must be recorded on the extinguisher's tag and in the register, so that the regularity of the checks can be demonstrated at any time. It is a fixed-interval obligation the manager must schedule for all condominiums equipped with extinguishers.
Emergency lighting, fixed systems and escape routes
Safety lighting in the common areas must come on in the event of a power failure and must be checked periodically to ensure the lamps and batteries are efficient. Where fixed smoke detection or suppression systems exist, they require periodic maintenance according to the manufacturer's instructions and the applicable technical standards.
Alongside the systems, fire safety depends on management elements that are often neglected: legible safety signage and clear escape routes. Stairs, halls and exits must not be obstructed by materials or storage, because in an emergency they are the paths that allow evacuation. The manager has the task of ensuring they remain clear.
