Online condominium payments are replacing cash and counter queues for paying instalments. Bank transfer, the MAV slip and, increasingly, pagoPA and dedicated digital solutions let the owner pay from home and let the administrator reconcile receipts with less manual work. Here is how the available tools work and what changes in managing the accounts.

Why choose online condominium payments

The main advantage is traceability: every payment leaves a digital trace that can be linked to the owner and the instalment. For the administrator this means faster reconciliation, fewer allocation errors and an always up-to-date state of receivables. For the owner it means being able to pay at any time, without travelling and with the certainty of a receipt.

Traceability also carries value in terms of transparency towards the meeting: when every receipt is documented and linked to a position, reporting on the bank account becomes immediate and owners can verify that the sums actually reached the condominium's account. This reduces the room for disputes over cash management, one of the most frequent sources of friction in meetings.

The bank account in the condominium's name

At the base of payments there is a legal requirement: the administrator must channel the condominium's sums through a specific bank or postal account held in the condominium's name. Every owner has the right to ask to inspect and obtain a copy of the account's reporting. This separates the condominium's assets from the administrator's and makes every receipt and every payment verifiable.

Bank transfer

A direct transfer to the condominium account remains the simplest and most common tool. The owner states a reference with their name and the instalment number, so the administrator can allocate the receipt correctly. The limit lies precisely in the reference: if it is incomplete or generic, manual reconciliation becomes long and error prone.

The MAV slip

The MAV, a payment by notice, is a slip pre-filled by the administrator and payable at banks, post offices and online channels. The MAV code automatically links the payment to the owner's position, simplifying reconciliation compared with a transfer. It is widely used for condominium instalments, although it carries issuance fees.

The MAV remains a reliable solution for buildings with owners who are not comfortable with digital channels, because it can also be paid at the counter with just the slip in hand. Its limit is the unit cost of issuance, which over a large number of instalments and owners weighs on the budget: this is one of the reasons pushing many firms to consider pagoPA-based solutions, where the notice is digital and generation costs are lower.

PagoPA and digital solutions

The more recent solutions rely on pagoPA: the administrator generates a payment notice and sends it to the owner, who settles it from their home banking, from payment apps or at authorised points. The pagoPA notice is already linked to the instalment, so the receipt reconciles automatically. Platforms dedicated to condominiums have also emerged that integrate pagoPA into management, reducing the costs of traditional MAV slips.

The notice can be delivered by email, messaging or directly in the owner's private area, where they pay with the tool they prefer. Compared with the MAV, the pagoPA model lets the owner choose the most convenient payment service provider, while the administrator keeps a single, orderly flow of receipts. It is the direction the sector is moving in, driven by the progressive digitalisation of condominium management.
