A condominium heat pump is a central system that produces heat for the whole building using electricity instead of fossil fuels. It draws on heat present in the air, water or ground and transfers it to the heating circuit with efficiency higher than a traditional boiler. Even with a heat pump, heat metering remains mandatory and costs are split by distinguishing voluntary consumption from the fixed share, as for any central system.
How a heat pump works
A heat pump does not burn fuel: it draws thermal energy from a natural source, air, water or ground, and raises it to a temperature useful for heating through a thermodynamic cycle powered by electricity. Its performance is expressed by a coefficient of performance: for each unit of electricity consumed, the pump can return several units of thermal energy. This makes it potentially more efficient than a combustion boiler, especially when paired with low-temperature systems.
Why choose a central solution
Installing a single heat pump serving the whole condominium offers advantages over individual solutions:
- Economies of scale in investment and maintenance
- Better performance from a well-sized large system
- Lower local emissions compared with combustion
- Possibility of supply from renewable sources such as shared solar
- Unified management by the condominium manager
The choice must still be assessed in relation to the building's features, the type of heating terminals and the cost of the work.
Metering remains mandatory
The change of technology does not remove the metering obligation. Even with a heat pump, being a central system, the rules require measuring each unit's consumption and splitting costs by actual consumption, with at least 50% attributed to voluntary consumption. Internal measuring devices, allocators or individual meters, must therefore be installed, and the thermostatic valves kept for thermoregulation, exactly as in a boiler system.
How costs are split
The main cost item is the electricity consumed by the heat pump, which replaces the boiler's fuel. It is split by distinguishing the voluntary consumption share, measured by internal devices and at least 50%, from the involuntary fixed share, divided by heating thousandths or the criterion approved by the meeting. Added to these are the ordinary and extraordinary maintenance costs of the system, with the usual distinction also relevant for any disconnected owner.
Maintenance and obligations
The heat pump requires periodic maintenance and efficiency checks, with obligations that vary according to the power and type of the system. As with any generator, the plant logbook must be kept up to date and the inspection deadlines met. The manager must schedule this work and keep the documentation, to ensure the system's compliance and safety and avoid penalties.
When it is worth considering
A central heat pump is attractive when the condominium must replace an old boiler and aims to cut consumption and emissions, especially if the building is well insulated or has terminals suited to low temperature. The decision requires a thorough technical assessment and a discussion at the meeting about investment costs and expected savings, to be approved with the majorities required for work on the system.
